Planning Department

Planning Department

The Planning Department is part of the Planning, Research, and Development Department, and its function is to guide growth and development in the City of Florence. It uses zoning to identify land uses to protect property values as well as both natural and built resources. The Unified Development Ordinance regulates development in order to ensure that state and federal codes are met, life and safety are provided for, and that there is an order to development throughout the City. The department also oversees the Comprehensive Plan. Its purpose is to identify growth and development trends that will improve the quality of life for all residents.

The Planning Department is the first stop for any construction or demolition, or for the establishment of a business within the City limits. A Zoning Compliance Permit must be obtained before a Building Permit or Business License can be issued by the Building Department or Business License Department. Many Zoning Compliance Permit applications can be processed through email and telephone. Use the Frequently Asked Questions tab below for more information and for links to online applications, or call the Planning Department at 843-665-2047.
